THE PLUSSES:
- Identify, in order to eliminate, potential problems that might otherwise kill the deal.
- Allow for full disclosure in order to deal with issues before the listing.
- Prior to the listing, you can decide what to repair and what not to repair, and use your choice of repair personnel.
- Uncle Jimmy the builder.
- Friends and family.
- Do it yourself.
- Still must be done properly. Repair it properly or don’t do it at all.
- After the Buyers inspection, repairs are likely to require licensed professionals.
- As a home inspector I recommend licensed repair personnel with copies of the invoice for my buyer clients.
- The asking price can be adjusted up or down.
- “Allowances”
- “As is”
- “As is” still requires full disclosure.
- The asking price can be properly established.
- The sale process is streamlined.
- No chasing down repair people while the home is off the market.
- A copy of the report can be made available to prospective buyers.
- The buyers may still want an independent inspection performed. That’s ok – you’ll be ready for that.
- We can re-inspect and update the report.
- I suggest we leave the deficiency in the report and just acknowledge that it has been repaired.
